HomeGuide's build a garage page puts a new garage at $15,000 to $80,000, and a 2-car garage at $25,000 to $60,000 on average. Those are national figures. In Santa Rosa, the soil under the slab, the fire zone and the seismic design shape where a real quote lands.
Every dollar figure on this page is a national figure published by HomeGuide, not a quote from us. HomeGuide publishes no garage price for Santa Rosa or for California, so we do not claim one. Clay soil, slope, fire zone rules, seismic bracing and access all move the price of a garage here. Figures read on HomeGuide in October 2026.
How much does it cost to build a garage in Santa Rosa?
A new garage costs $15,000 to $80,000 by HomeGuide's national figures, depending on size, materials, location and whether it is attached or detached, as the page puts it. HomeGuide's detached garage page gives a national average of $38,800, with a low of $6,400 and a high of $117,800. There is no Santa Rosa figure. Here, a garage in a fire hazard zone with ember-resistant materials, or one on hillside clay that needs an engineered foundation, will cost more than a plain garage on a flat lot.

HomeGuide's detached garage page lists $50 to $100 per square foot. Its modular garage page lists $35 to $60 per square foot for an attached garage. The main build a garage page gives no per square foot figure of its own. Per square foot numbers drop as a garage gets bigger, because the doors, the roof edge and the setup cost do not grow at the same rate.

| 12x24 | 288 | 1 | $14,400 to $28,800 |

|---|---|

| Roof shingles | $1,100 to $3,600 |

Is an attached or a detached garage cheaper?
By HomeGuide's detached garage page, an attached two-car garage costs $25,000 to $60,000 and a detached two-car of the same size $20,000 to $57,600, so the ranges overlap. An attached garage saves a wall but has to tie into the house roof, foundation and siding, and its wall to the house needs fire separation. HomeGuide's building permit page also says permits for attached garages cost more than for detached ones.
Why are my garage quotes so far apart?
Garage quotes differ because each builder priced a different job. One may include the soils work, the engineer, ember-resistant siding, the driveway apron and the electrical; another may leave them as extras. Lay the quotes side by side and check slab thickness and base, framing and shear walls, roof, doors and openers, siding, electrical, permits and fees, demolition and haul-off. The gap is usually one or two of those lines.
Does a garage add value to a house?
A garage usually adds value, but HomeGuide's build a garage page says the return on investment varies by location. Around Santa Rosa, where many older homes have only a single bay or a carport, a well-built two-car garage, or one with a legal unit above, is a strong feature for buyers. A local real estate agent can tell you how much it adds on your street.
How much does it cost to tear down an old garage and build a new one?
Add demolition to the cost of the new garage. HomeGuide's house demolition page puts garage demolition at $3 to $10 per square foot, or $1,000 to $5,000 on average, with a wood 2-car garage at $1,500 to $3,500. Removing the old concrete foundation adds $1 to $3 per square foot. The new garage is then priced like any other. HomeGuide's garage extension page gives a different tear-down range, $2,500 to $11,000, so ask each builder what their demolition line includes.
How big should a 2-car garage be?
HomeGuide's build a garage page puts a 2-car garage at 20 to 24 feet wide and 20 to 24 feet deep. For a full-size pickup, or room to walk around two cars with the doors open, aim for the deep end. A 1-car runs 12 to 16 feet wide and a 3-car 30 to 36 feet wide, both 20 to 24 feet deep. On narrow Santa Rosa lots the setbacks often decide the width before the cars do.
Does a new garage need a new driveway?
Often, at least a new apron. HomeGuide's detached garage page lists a driveway at $3 to $12 per square foot, or $1,700 to $6,900 for a 2-car garage. A new curb cut onto a city street needs city approval.
